The stock in this list runs from 2,400 sq ft terrace units up to detached factories on two and a half acres. Terrace and cluster units suit light assembly, storage and workshop trades. Semi-detached and detached factories are where the heavier manufacturing goes, because they carry the land, the power and the loading access that heavy machinery needs.

Four things move the price more than the address does: land category and whether conversion to industry is already complete, tenure and how many years remain on a leasehold title, the incoming power supply in amps, and the loading arrangement — shutter height, and whether a 40-foot container can turn on site. Each listing states these where they are confirmed.

What is the difference between a detached, semi-detached, cluster and terrace factory?+

A detached factory stands alone on its own lot, with land on all sides for loading, parking and expansion — the most flexible and the most expensive. A semi-detached shares one wall with its neighbour and keeps land on three sides. Cluster factories are built in blocks of four or more sharing side walls, usually around a shared service road. A terrace factory sits in a row sharing both side walls, with access from the front only. That order is also roughly the order of price per square foot, and of how much container access you get.

How much power supply does a factory in Selangor come with?+

Terrace and cluster units are commonly built with a single-phase or small three-phase supply that suits light assembly and storage. Semi-detached and detached factories are more often fitted with three-phase supply in the hundreds of amps, and larger plants have a substation of their own. Upgrading is possible but neither quick nor cheap — a new TNB supply means an application, a contribution payment and often civil works, with lead times in months. Confirm the existing incoming supply in amps before you commit, not after.

Can I rent a factory instead of buying one?+

Yes. Every listing is marked either For Sale or To Let. Factory and warehouse tenancies here are normally quoted per square foot per month on the built-up area, on a two- or three-year term with a two- to three-month deposit. Renting is the usual route for a first Malaysian facility, because it lets you prove the operation before committing capital to a title.

How long does it take to complete a factory purchase in Malaysia?+

For a freehold title needing no state consent, roughly three to four months from signed sale and purchase agreement to completion. A leasehold title needs state authority consent, which commonly adds two to four months and can run longer. A purchase by a foreign-owned company adds a further consent step at state level. Plan a production start date against the longer path, and build a rental bridge into the plan if the machinery is already on order.
